Property Match
We search our builder network and match you to 1-2 properties. Not a list of 50 — one recommendation, one backup. Specific to your intake.
Presentation Call
We walk you through the properties we’ve found. Location, price, stage, rental estimate, timeline. You decide if either suits.
Builder Introduction
If you’re interested, we introduce you to the builder. They send contract, answer detailed questions, handle deposit and settlement process.
Contract & Settlement
Contract signed. Deposit paid. For completed properties: settle in 4-6 weeks. For under-construction: settle on completion (6-18 months).

Not necessarily. If you’re pre-approved, great — we can show you properties immediately. If your finance is in progress with a broker, we can work with that. If you haven’t started yet, we’ll refer you to a broker we trust first, then find your property once you’re pre-approved. Either way, fill out the form and we’ll guide you from wherever you are.
Nothing. We receive a referral fee from the builder when your purchase settles. You pay the property price — the same price you’d pay if you walked into the builder’s display home yourself. No markup, no hidden fees, no cost above the property price.
We tell you if nothing in our current stock matches. No forced sales, no pressure. We’ll keep your details and reach out when something suitable comes available. Or, if your criteria are too narrow for what builders are currently building, we’ll tell you that honestly too.
Absolutely. We work alongside your broker, not instead of them. You keep your existing broker relationship — we just find the property. Your broker handles the finance, we handle the property sourcing. Many of our clients come through broker referrals.
Depends on what you’re looking for. If you’re pre-approved and want a completed property (ready now), we can have you in contract within a week. If you’re looking at under-construction or off-the-plan, the matching is fast (1-2 days) but settlement is 6-18 months away. Most people go from enquiry to contract decision within 7-10 days.
